The Gateway Center is located 28 miles north of the Denver Metropolitan area in the northwest quadrant of the intersection of Interstate 25 and Colorado State Highway 60. It is in the center of an area sometimes referred to as the Northern Front Range Corridor. This corridor is a transitional area between the rolling eastern plains to the east and the Rocky Mountains to the west. Major cities include Loveland (7 miles), Greeley (20 miles), Ft. Collins (17 miles), Longmont (15 miles), Boulder (33 miles) and the northern suburbs of Denver. Numerous smaller communities surround the Gateway Center. With the Northern Colorado population of Weld and Larimer Counties totaling over 664,612 resides within 25 miles of the Gateway Center and the total population within a 50-mile radius is more than 2.8 million with an average household income of more than $69,000 annually.
Interstate 25 is now rated by the Colorado Department of Transportation as the busiest highway in the state. According to the C-DOT Online Transportation Information Center the current traffic count on I-25 between Longmont and Fort Collins is approximately 86,000 vehicles per day, or over 31 million a year. The Gateway Center has a full interchange at I-25 (Exit 252). The number of vehicles using this interchange is reported to be 14,000 per day. Driving time from the property to downtown Denver is only about 45 minutes. Denver International Airport is also about 35 minutes from the Gateway Center via E-470.
Johnstown is a pleasant rural community with a current population of approximately 15,478. The downtown area is three miles from the Gateway Center. The town of Johnstown and the surrounding area is at the heart of one of the nation’s great scenic and recreational areas.
The Gateway Center is a mixed-use, covenant controlled development zoned for light industrial, commercial and retail. An overall layout of the Center follows. Platted lots range in size from 1.3 to 13.35 acres. Remaining unleased lots range from 0.9 to 2.2 acres, all located in the Filing Four PUD. Lot line in Filing Four offer great flexibility to adjust the lot size.
Water and sewer service is provided by Johnstown and is installed to and within the Center. All platted lots have access to public water and sewer.
Sun Mountain, a very successful, high quality door company, has been in operation at the Gateway Center since September of 1998. PTI USA Manufacturing, a modular home builder is located in the largest building in the Center with a size of 101,600 square feet on about 13 acres. Many other companies are now in operation including Blackeagle Energy Services, Magnum Materials, Grand Rental Station, J & C Foundations, Solstice Arts, Arnold Machinery, Southwest Concrete Pumping, Coffman & Laub Construction and Johnstown Self Storage & RV.
There is a gas station with car wash and Loaf ’N Jug convenience store, which offers discounts on gasoline for holders of a King Soopers Sooper Card. The Convenience store contains a Subway sandwich store and offers a variety of sundries.
